Black mould in the corner of a bedroom, water streaming down the windows on a cold morning, that unmistakable musty smell in a spare room: damp and mould are among the most common complaints in British homes, and among the most misunderstood. The single biggest mistake people make is reaching for a spray bottle before they have worked out what is actually going on. Wiping the mould away feels like solving the problem, but if you have not dealt with the moisture behind it, you are back where you started within weeks.

This guide takes the honest, practical route. First, how to tell which of the three kinds of damp you are dealing with, because they each need a completely different fix. Then how to tackle everyday condensation, which is what most UK mould really is, using natural, low-cost methods. Then how to remove surface mould safely. And finally, the important part people skip: when it is not a cleaning job at all, and what your legal rights are if you rent.

This is general guidance, not a substitute for a professional survey or medical advice. If damp is serious, spreading or making someone ill, get it looked at properly.

First, work out which kind of damp you have

Get this wrong and nothing else you do will work. There are three main types, and telling them apart is mostly about where the damp is, when it appears, and what it looks like.

If your damp is on the coldest surfaces, comes with black mould, and is worst in winter, it is almost certainly condensation, which is the good news because that is the one you can largely fix yourself. If instead you have a defined wet patch that tracks the weather, or a tide-mark creeping up from the floor, stop treating it as mould and read the section on when it is not a cleaning job.

Why UK homes get so much condensation

British housing is practically designed to produce condensation. Many homes have cold, solid external walls or single glazing, cold surfaces that indoor moisture loves to settle on. Add the way we live in winter, with windows shut against the cold, and moisture builds up fast. The Energy Saving Trust estimates a typical household puts up to around 100 litres of moisture into the air a week, from breathing, cooking, showering, washing up and drying clothes indoors. That water vapour stays in the air until it meets something cold enough to turn it back into water, and then it streams down your windows or soaks into the coldest patch of wall, where mould takes hold.

The usual culprits are familiar: drying washing on radiators or airers indoors, cooking and showering without an extractor fan or open window, heating the home unevenly so some rooms stay cold, and blocking airflow by pushing furniture flat against cold external walls. None of these is a moral failing, and official guidance is explicit that everyday cooking, washing and drying will always add moisture. The point is simply that the moisture has to be managed, or it ends up on your walls.

What damp and mould can do to your health

It is worth being accurate here, neither dismissive nor alarmist. Damp and mould release spores, allergens and irritants into the air, and breathing them in over time can affect the airways and lungs. The NHS notes that living with damp and mould makes allergic reactions, asthma and asthma attacks more likely, and can affect the immune system. UK Government health guidance describes effects ranging from coughs, wheezing and worsening asthma and allergic rhinitis, through to skin problems like eczema and, in people with weakened immunity, fungal infections of the airways.

Crucially, the risk is not the same for everyone. Some groups are more vulnerable to more serious effects, including:

  • babies, children and young people, whose lungs and bodies are still developing
  • older people
  • anyone with a pre-existing respiratory or heart condition, such as asthma, COPD or a lung disease
  • people with a weakened immune system, for example those having chemotherapy, transplant patients, or anyone on immune-suppressing medication
  • pregnant women

This is not a reason to panic over a small patch of window mould, which is common and usually manageable. It is a reason to take a persistent, spreading damp problem seriously, and to act sooner rather than later if a vulnerable person lives in the home. The tragic case of two-year-old Awaab Ishak, who died in 2020 from a severe respiratory condition caused by prolonged exposure to mould in his home, is why the law and official guidance on damp and mould have been strengthened.

How to stop condensation at source

If you have diagnosed condensation, this is where the real fix lives. Mould needs two things: moisture and a cold surface. Take away either and it cannot grow. These steps do exactly that, and most cost little or nothing.

Tackle condensation naturally

    Ventilate every day

    Open windows for a while each day, especially in bedrooms in the morning, and keep trickle vents on windows open and clear. Do not block airbricks or vents. Good airflow lets damp air out and drier air in, which is the single most effective thing you can do.

    Extract steam where it is made

    Run the extractor fan while cooking and showering, and leave it going for at least 15 minutes afterwards. If you have no fan, open a window and keep the door shut so the moisture leaves the room rather than spreading through the house.

    Make less moisture

    Put lids on pans when cooking, and dry washing outdoors whenever you can. If you must dry indoors, use one well-ventilated room with the door shut and a window open or a dehumidifier running, rather than draping it over radiators throughout the house.

    Heat gently and evenly

    A little constant, low background warmth keeps wall surfaces above the temperature at which moisture condenses. Letting rooms go completely cold and then blasting the heating creates exactly the cold surfaces mould loves. Even, steady warmth beats short hot bursts.

    Free up the cold walls

    Pull furniture a few centimetres away from cold external walls so air can circulate behind it, and avoid over-filling wardrobes and cupboards on those walls. Stagnant air in a cold corner is a mould trap.

  6. 6

    Wipe down and mop up

    Wipe condensation off windows and sills in the morning with a cloth or a window vacuum, and wring it out down the sink. A dehumidifier can take the edge off a persistently damp room and is far cheaper to run than people expect.

Removing surface mould safely

Once you have dealt with the moisture, you can remove the mould that is already there. For small patches on hard, non-porous surfaces, natural methods are perfectly reasonable, as long as you are honest about what they can and cannot do.

White vinegar is the usual natural choice. Applied to glass, tiles or painted surfaces and left for a few minutes, it will help lift small patches of surface mould, and it is a gentle everyday option we cover more fully in our guide to cleaning with white vinegar. Bicarbonate of soda (known as baking soda in the US) mixed to a paste is sometimes used too. Be clear-eyed, though: vinegar is not a registered disinfectant, and neither vinegar nor tea tree oil is a guaranteed mould killer. On porous materials like plaster, grout and silicone sealant, the mould roots down into the material where a surface wipe simply cannot reach, which is why mouldy sealant so often needs cutting out and replacing rather than cleaning.

Whatever product you use, work safely. Official guidance is to wear a mask, gloves and goggles, wipe the mould away rather than brushing or scrubbing it (which throws spores into the air), keep the room's door shut and a window open while you work, and bin the cloth afterwards or wash it hot. Do not mix cleaning products together, and never combine bleach with vinegar or with anything containing ammonia, as that can create dangerous fumes.

One honest word on painting. Anti-mould and anti-condensation paints have their place, but only after the surface is clean and dry and the moisture problem is solved. Painting straight over live mould hides it for a while and then lets it bleed back through, so it is a finishing touch, never the fix.

Kitchen and bathroom mould often has a hidden helper, too. A washing machine that smells musty is quietly adding moisture and spores to the room, so keeping it clean is part of the picture. When it is not a cleaning job

Some damp and mould will not respond to any amount of ventilating and wiping, because the moisture is coming from a fault, not from the air. Treat it as a job for investigation, not a spray bottle, if any of these apply:

  • the mould keeps coming back in the same place however often you clean it
  • there is a defined wet patch that appears or worsens after rain, pointing to penetrating damp from a roof, gutter, downpipe or cracked wall
  • there is a tide-mark rising from the floor, a possible sign of rising damp, which is genuinely uncommon and frequently misdiagnosed, so it needs proper assessment rather than an expensive quick fix
  • you can smell damp but cannot see its source, which can mean moisture behind plaster, under flooring or inside a wall
  • the affected area is large, or the damp is causing plaster to blow, timber to rot, or paint to peel

In these cases, find and fix the underlying fault, whether that is clearing a blocked gutter, repairing a roof or seal, or getting a qualified damp specialist to diagnose the cause before anyone sells you a treatment. And if you rent, this is exactly the point to report it to your landlord in writing, because the legal duties above are there for structural damp just as much as for mould. Getting the cause fixed is the only thing that makes the mould stay gone.
