Off the mains, every drop of water is something you have carried, pumped or caught, and the used water leaving the house is no different. The water that has run down the plughole after a shower or a load of washing is called greywater, and rather than piping it away to be a problem, an off-grid home can put it to work on the garden or clean it up naturally through a reed bed. It is one of the more satisfying parts of living off-grid: a waste stream turned back into a resource. The catch is that greywater goes off fast, and once you start treating and discharging effluent you are into rules set by the Environment Agency, so it is worth knowing where the simple, lightly-regulated end stops and the regulated end begins.

This is a plain-English guide, not legal advice. Discharge rules are devolved and they change, so treat this as a map and confirm the current position with your nation's regulator before you install anything. What greywater is, and what it is not

Greywater is the relatively clean wastewater from your sinks, showers, baths and washing machine. It has been in contact with soap, skin, hair and a little dirt, but not with sewage. That is the key distinction. Toilet waste is called blackwater, it is heavily contaminated, and it belongs in a septic tank, a package treatment plant or a composting toilet, never in a simple greywater system.

Kitchen water is the awkward middle case. Your kitchen sink and dishwasher water carries grease, fats and food particles that rot quickly and clog pipes and soil, so most people treat kitchen water as closer to blackwater and keep it out of a basic greywater setup, sending it to the septic tank or treatment plant instead. If you want the gentlest, easiest greywater to reuse, bath and shower water is the best, because, as the Centre for Alternative Technology puts it, the shampoos and soaps in it are "fairly mild and well diluted".

Simple reuse versus treatment: two different jobs

There are two quite different things you can do with greywater, and it helps to keep them separate in your head.

The first is direct reuse for irrigation. You divert the greywater and get it onto the garden while it is still fresh. This is the simplest, cheapest and, for most off-grid homes, the best option. It does not clean the water, it just uses it before it has a chance to go bad.

The second is treatment, where you pass the greywater (or, more usually, mixed wastewater) through a system such as a reed bed that actually cleans it, so the water leaving the system is fit to discharge to the ground or a watercourse, or to reuse. Treatment is more of an installation, and it is the point at which discharge rules start to apply.

Do not store greywater

If you take one thing from this guide, take this. Greywater is warm, full of nutrients and already carries bacteria, which is a perfect recipe for those bacteria to multiply fast. The Centre for Alternative Technology is clear that storing greywater "requires treatment, or it will quickly start to smell", and in practice it turns septic within about 24 hours. So the whole design principle of simple reuse is: get it onto the garden fresh, do not hold it in a tank for a dry day.

Reed beds and constructed wetlands: how they actually work

A reed bed, also called a constructed wetland, is an engineered version of the way a natural marsh cleans water. Constructed wetlands are a well-established technology in the UK, used to treat everything from single-household effluent to farm and community wastewater, so this is a proven approach rather than a fringe experiment.

The bed itself is a lined excavation filled with gravel and planted with reeds, most commonly the common reed, Phragmites australis, though the great reedmace, Typha latifolia, is also used. Here is the part people miss: the reeds are not the filter. Their real job is to pipe oxygen down through their hollow stems and rhizomes into the gravel, creating an oxygen-rich root zone, the rhizosphere, where vast colonies of bacteria live. It is those bacteria that do the cleaning, breaking down the organic pollutants as the wastewater flows slowly through the gravel. The reeds keep the pathways open and feed the microbes the oxygen they need.

There are two main layouts:

  • Horizontal-flow beds are the most common type in the UK. The water is fed in at one end and flows sideways through the gravel to the far end, kept just below the gravel surface. They are good at removing organic load (BOD) and suspended solids, and are very often used to "polish" the effluent already leaving a septic tank or treatment plant, the final tidy-up before discharge.
  • Vertical-flow beds are dosed in batches from the top and the water percolates straight down through graded layers of sand and gravel, drawing air in as it drains. This extra oxygen makes them better at removing ammonia, but they are more complex to build and the sizing has to be right.

As a very rough sizing guide, specialist installers commonly size a horizontal sub-surface flow bed used for tertiary polishing at around 1 square metre per person, with beds for fuller secondary treatment being considerably larger. Treat that as an order-of-magnitude figure only: proper sizing depends on the number of people, the strength of the wastewater and the standard you need to reach, and a constructed wetland to a discharge standard is a job to design properly or have designed, not to guess at. The upsides are real, though: once built and running on gravity, a reed bed needs little or no power and little maintenance, and it doubles as a wildlife habitat. They are robust but not maintenance-free: keep the settlement stage ahead of them desludged so solids do not blind the gravel, manage the reeds, and check the inlet and outlet for clogging or short-circuiting.

This is the part to get right, because discharging effluent is where an off-grid sanitation setup meets the law. The following is England-first; Scotland and Wales differ and are flagged below.

In England, the Environment Agency regulates discharges of liquid effluent to surface water, meaning rivers, streams, ditches, lakes and the like, and to the ground through a soakaway or infiltration system. Whether you need a formal permit depends on what you are discharging, how much and where.

  • For domestic sewage effluent (from a septic tank or treatment plant, potentially polished by a reed bed), you may not need a permit if you can meet the General Binding Rules. These are the same rules covered in detail in our septic tanks guide, and they set out volume limits and conditions for discharging to the ground or to surface water without a permit.
  • If you cannot meet the General Binding Rules, for example because your volumes are larger, you want to discharge to surface water where the rules do not allow it, or you are in a sensitive location such as near a protected site or a groundwater source, you must apply for an environmental permit.

The Environment Agency does not mince words on this: "You're breaking the law if you operate without a permit when you should have one." So the sequence is always to check whether you fall inside the General Binding Rules first, and to apply for a permit if you do not.

Greywater that you simply reuse for irrigation on your own land, rather than discharging as effluent, sits at the more lightly-regulated end. There is no permit for watering your own garden with your own bath water. But "lightly regulated" is not "unregulated": you must not cause pollution (for instance letting greywater run off into a ditch or stream) or a nuisance to neighbours (smell, pooling, flies). Keep it on your land, keep it in the soil, and keep it fresh, and you stay on the right side of that line. The moment greywater is collected, treated and discharged to a watercourse, you are back into the permitting world above.

A simple greywater setup, step by step

This is the low-tech, direct-reuse approach that suits most off-grid homes. It is not a treatment-and-discharge system, so it stays at the lightly-regulated end, but do check the health points above before you start.

Setting up simple greywater reuse for the garden

    Pick the cleanest source

    Start with bath and shower water, which is the gentlest. Keep toilet waste (blackwater) and greasy kitchen and dishwasher water out of the system; send those to your septic tank or treatment plant.

    Switch to garden-friendly products

    Use a low-sodium liquid detergent and avoid products high in phosphates or bleach, so the water is kind to soil and plants.

    Divert, do not store

    Fit a simple diverter to the bath or shower waste, or an accessible down-pipe, so the greywater is sent to the garden fresh and can be switched back to the drain when you do not want it. Do not plumb it into a storage tank.

    Get it below the surface

    Feed it into sub-surface irrigation, a mulch-filled soakaway basin or a gravel trench, not a sprinkler or an open channel, so it soaks into the soil rather than pooling or spraying.

    Choose where it goes

    Direct it to fruit trees, shrubs, ornamentals and cooked crops. Keep it off salad leaves, strawberries and anything else eaten raw, and away from the veg patch's edible-raw rows.

    Rotate and observe

    Move the discharge around so no single spot stays waterlogged, and watch for smell, pooling or run-off. If it starts to run off your land or towards a ditch, stop and rethink, because that risks causing pollution.

Nation by nation

The principle is the same across the UK, that treated effluent discharged to the ground or a watercourse is regulated and must not pollute, but the regulator and the process differ.

  • England. The Environment Agency, with the General Binding Rules for small domestic sewage discharges and environmental permits above that threshold, as described above.
  • Scotland. The Scottish Environment Protection Agency, SEPA, regulates discharges to the water environment. Scotland generally works on a system of registration or authorisation for a discharge rather than England's binding-rules exemption, so check SEPA's requirements and register as needed.
  • Wales. Natural Resources Wales regulates discharges to surface water and groundwater. As with England, small domestic sewage discharges may be covered by binding rules, with permits above that, but confirm the current position with NRW.

Whichever nation you are in, the safe move is to confirm the rules with your own regulator before you install a system that discharges, and to keep records of what you have installed and how it is maintained.
